Evidence states

The app distinguishes what a source actually returned from what still needs work.

Retrieved
A source returned a record that passed the relevant identity and field checks. Review the linked source and date.
No matching record
The approved query returned no qualifying match. This is not proof that no record exists elsewhere.
Unavailable
The source failed, timed out, blocked access or returned an unusable response. No fact is inferred from the failure.
Review required
The record or rule needs human confirmation because identity, scope, date, completion or applicability is unresolved.

Address, parcel and unit identity

Address verification identifies a location; it does not guarantee that a county publishes a unique parcel for every unit. When a county publishes a parent or building parcel but not an individual unit, PropertyNotes keeps the unit unresolved and does not attribute the parent’s facts to it.

Multiple possible records, conflicting jurisdictions, unsupported unit fields and missing parcel identity remain visible as confirmation work. A nearby parcel is never silently substituted.

Property and public records

PropertyNotes retrieves property, parcel, permit, flood, and location information from supported sources. Coverage depends on the county, municipal authority, publication method, record date and source health. A permit can show an issued or published event; it does not by itself establish completed work, current condition or a full roof replacement.

A public preview may contain less information than a signed-in brief. Neither a preview nor a subscription guarantees that every record is available. Review missing, conflicting, and unavailable results before using the brief.

Carrier guidance

Carrier material is source-linked research, not a complete underwriting manual. The current library covers a researched set of insurer groups and public materials; selected dashboard checks cover only supported state, entity, business and product contexts. Dates, gaps and contradictions stay visible.

PropertyNotes does not submit an application, determine eligibility, promise issuance or renewal, or establish carrier acceptance. Always use the current carrier material and your agency’s approved review process.

Images, listings and maps

Listing photos, aerial imagery, sketches and street-level imagery are third-party or illustrative views. Availability, freshness, licensing, property match and display rights can vary. A picture is not proof of ownership, condition, dimensions or insurability. Follow the listing/source link shown with the image and confirm the home shown.

Map or Street View failures are shown as recovery states with an external map option when possible. A map load is not treated as evidence that the intended panorama or property was found.

Alerts and inspection review

Client alerts compare available records for properties you choose to monitor. The first check establishes a baseline. Later changes may create an alert; source delays, coverage, account limits, and monitoring settings affect when a change can be detected. An alert is a reason to review the source, not proof of completed work or eligibility.

Inspection findings may be extracted automatically and can contain errors. Check them against the original report. Storage and sharing depend on the document feature you choose; a saved brief does not necessarily include the original document.

Briefs and sharing

A generated brief summarizes records and findings for your review. Its links point back to the live brief or source where available; links can expire, move or require access. PDF and email-ready output should be reviewed before sending, and material facts should be confirmed with the source.

No result should be used as the sole basis for a quote, bind, renewal, denial, claim decision or client representation.
